1. Booking Requests

Our website lets you build a booking request - layout, dates, rate, and your details - which is sent to us via WhatsApp. A booking is only confirmed once we reply and confirm availability and terms with you directly. Submitting the form is a request, not an automatic confirmation.

2. Pricing & Payment

Prices shown are per the seasonal rate grid and selected rate plan, in Thai Baht (THB). Currency toggles (RUB/USD) are for reference only - all payments are made in THB, unless you use the ruble payment link, where no conversion fee applies on your side.

Payment can be made by bank transfer, PromptPay, or the ruble payment link. Depending on the rate plan chosen, you may pay 50% upfront and 50% on arrival, or the full amount for an additional discount.

3. Cancellation & Refunds

Cancellation terms depend on the rate plan you select at booking (shown on each rate card at the time of booking). Non-refundable rates cannot be cancelled for a refund except where covered by the Peace of Mind Guarantee, if purchased.

4. Peace of Mind Guarantee

This is an optional add-on (13% of your booking total) offered directly by Kata Residence - it is not third-party travel insurance. If purchased, and you need to cancel for a documented reason (illness, visa denial, flight cancellation), we refund your room cost; the guarantee fee itself is non-refundable, similar to how any protection product works.

5. Guest Registration (TM30)

Thai law requires us to register all foreign guests with immigration authorities. You agree to provide a photo of your passport photo page via WhatsApp before or at check-in.

6. House Rules

Check-in is from 3:00 PM, check-out by 12:00 PM. Full house rules are listed on the booking page and must be followed during your stay.

7. Group Bookings

Each room type has a maximum occupancy shown on the booking page. Bookings that exceed the stated capacity for the rooms selected may be declined or require an adjusted booking before confirmation.

8. Reviews

Guests who have stayed with us may submit a review. Reviews are checked before publishing and may be declined if they are abusive, fake, or unrelated to an actual stay. We do not edit the content of genuine reviews.

9. Liability

We take reasonable care to keep listed information accurate, but availability, exact pricing, and final terms are confirmed directly with you via WhatsApp before any payment is made. We are not liable for issues arising from incorrect information you provide (e.g. wrong dates, wrong guest count).

10. Governing Law

These terms are governed by the laws of Thailand. Any dispute will be handled in accordance with Thai law.
